'The tank whisperer.'

Just Scan it. New Construction? There shouldn’t be anything to worry about, right? Unless, of course, there was a house on the lot prior to the new one. Unlikely? Yes. But we’ve seen surprise tanks on properties with brand new houses in just this scenario. Unsure if there was a house on the lot before the new one? Just scan it. Flag lot? We’ve seen tanks associated with the main homestead from before the lot was partitioned. The owners had no idea it was there. Sometimes they are right on the new property line. We saw this at a Buddhist Temple in Oregon. Everyone was very calm about the situation. No kidding. Just scan it. Above ground tank on the property? We’ve found buried tanks on properties with above ground tanks. This is never good. People don’t switch from a buried tank to an above ground tank because they think it’ll be a good time, they do it because the tank in the ground has failed. And by failed, we mean, leaked. If there’s an above ground tank on site, there may still be a problem in the yard. Just scan it. Decommissioned tank on the property? That’s great. Are we sure there aren’t any others? We have found second tanks on properties with a properly decommissioned tank right next to it. In fact, we have found up to three tanks on a single property. Just scan it. Additions & Decks?- We’ve found buried tanks sitting directly beneath newly poured concrete patios, attached garages, or beautiful wrap-around decks. And additions. Additions are no fun at all. The only way to get to a tank under an addition is through the floor of the addition. These tanks are notoriously difficult to find. Just scan it. Commercial-to-Residential Historical Shift? Sometimes a residential lot used to be something else entirely a lifetime ago—an old local mom-and-pop grocery store, a small greenhouse, a farmhouse, or a tiny workshop. These historical properties often used larger commercial-grade tanks or multiple smaller tanks to keep operations running. The history is gone, but the tank is still out there. Just scan it. The point is, while these scenarios are unlikely and rare, they happen. You don’t want it to be one of yours, and the insurance against it is quick and affordable. Don’t debate, just scan every property.
